Common ceiling problems
- Water stains — yellow or brown rings from a roof, plumbing or condensation leak.
- Cracks — along taped seams, at corners, or across the middle of a room.
- Nail pops — small round bumps in a line along framing.
- Sagging — drywall pulling away from framing, sometimes after getting wet.
- Texture damage — patched areas that do not match surrounding texture.
The source comes first
In West Georgia, ceiling stains often trace back to roof flashing, a bathroom above, or AC condensate lines and ducts in hot, humid attics. Roofing, plumbing and HVAC are separate trades. Once the source is confirmed fixed and the area is dry, the ceiling can be repaired and refinished.
Height and access
Tell Trey the ceiling height and what is below the damaged area. Vaulted ceilings, stairwells and rooms with heavy furniture affect setup. Repainting the entire ceiling plane often gives a more even result than spot-painting a patch.
Older textures
Popcorn or acoustic ceilings installed decades ago may contain asbestos. If your home is older and the ceiling has that texture, testing before disturbing it is the cautious approach.

Common questions
My ceiling is sagging. Is that urgent?
A sagging or bulging section can hold water or be close to falling. Keep people out from under it and get it assessed promptly. This is not an emergency service, so contact the appropriate help if water is actively coming through.
Can popcorn ceiling be patched?
Patching textured ceilings is possible, but matching is hard. Older popcorn textures can also contain asbestos and may need testing before being disturbed.
